Curbed Cup Round 1: Hollywood (2) vs. Mid-City (15)

Here it is: the 2012 Curbed Cup race for the Los Angeles Neighborhood of the Year. Round one of our tournament features 16 ‘hoods vying for the coveted golden jpeg–we’ll have two matchups every day through Thursday, then take a look at our tournament bracket on Friday. Voting for each poll ends 24 hours after opening (and will be watched closely for any shenanigans). Let the neighborhood on neighborhood carnage begin!

Man, what didn’t happen in Hollywood this year? The neighborhood got anew plan to guide development over the next few decades (despite lots of feuding); work started at the huge and long-awaited Blvd6200 mixed-user, at the Thom Mayne-designed Emerson campus, and at the Old Spaghetti Factory site; the Target project and the Columbia Square mixed-user both came back on the scene; developer Sonny Astani announced plans for a mixed-use project and elevated park at Hollywood and Western; there are rumors of redevelopment at the Hollywood Palladium; and we saw some (conceptual) plans for the huge towers around the Capitol Records building. Landmarks had a big year too: the Walk of Fame is getting a rehab, the Hollywood Sign got refreshed, and the Kodak got a new name (the Dolby Theatre). Meanwhile, the W residences finally started to fill up, a fancy 24-hour Walgreens opened at Sunset and Vine, and the hipster flippers moved in. Seriously, we could go on too.

So it’s not a very fair fight (unless you really hate the Hollywood Community Plan), but Mid-City wasvoted the next Highland Park (i.e. next target for hipster-flavored gentrification), the area got an Expo Line stop (and soon a FlyAway stop), and there’s talk of a Trader Joe’s and/or a Costco coming to the neighborhood.

How Much Will a Flip Increase Value in Silver Lake, Mid-City, and Other LA Neighborhoods?

A few weeks ago, the LA Times broke down the numbers on how the flip trend is affecting the market in the neighborhood. Now the Land Advisors Organization has put together a flip analysis for some up and coming areas that could be “the next Highland Park,” including Mid-Cityand southeast Hollywood (as well as some already up and came neighborhoods, like Silver Lake). Here’s the reasoning: “In completing each Flip Analysis, the Team is able to draw conclusions and provide concrete information regarding the values that new home buyers place on turnkey homes in a specific neighborhood.” This chart shows the average prices flips are pulling in–Glassell Park saw the biggest increase in average sale price, but Silver Lake also shows a pretty high return. There’s also a pretty big variance in how much a flip increases value: “Homes with minimal improvements, such as new sod and paint may command a 10-20% increase in value.  Completely gutted and remodeled homes regularly command 50-100% increases in value and more than double in value in some instances.”
